‘AS IS’ VALUATION

 

The internet centric valuation systems have very little practical use in regard to a specific property. They tend to show the direction and scope of property value increases and decreases for the general market in a specific area, but are nearly useless in determining the value of a certain property.  They are regularly high or low by 20%. This type of valuation offers you a 40% “range of value” from high to low. This is no help in determining your potential net proceeds.

When we place a value on a property, we expect to be within 2% of the sales price in most markets.  When we determine the offering price for listing a property, it is imperative that we understand how the market will react to your property in order to decide the most effective strategy to employ to bring you the highest net proceeds on your sale.

Valuations are free of charge.  But they have some value … because they are accurate.
